One of the key factors to selling a property is making sure that it looks appealing to your dream buyer. That’s why staging comes highly recommended if you want your home to sell fast- and at the right price. But, what does staging mean, and what goes into this process? Read on as we uncover the secrets of staging and what nobody tells you about this all-important step in selling your home.

What is staging?

Staging is the process of transforming your house from a regular home to an aesthetically pleasing property that sells itself. It’s almost like giving homes for sale a “mini-makeover” that makes them attractive to buyers, whether people are viewing it in person or through promotional material.

While staging doesn’t necessarily require you to completely refurbish your home, it means more than just giving it a thorough clean. Here are a few important considerations to make when staging your home.

Take care of the exterior first

It’s important to start with the exterior elements first, especially if you’re on a tight budget. That’s because the exterior of your home is the facade that allows you to make a good first impression.

It’s not uncommon for a buyer to walk away from a property viewing just from seeing the exterior. If you want to get people through the door so they can see all the interior improvements you’ve done, make sure the outside looks impeccable.

Rake the leaves, maintain your lawn, power-wash the floors and paint the walls and shutters. For a touch of charm and character, place a few accessories such as a wreath or a doormat at the entrance.

Don’t make it personal

The problem with decorating your home according to your own personal style is that it can make it harder to sell the house. You’ll need to find a specific buyer that’s looking for that exact style that you like.

It’s best to employ a broad vision because you don’t know where your buyer’s coming from. In the same vein, your house shouldn’t look too generic because that could prevent buyers from seeing it as “their” home.

Keep in mind that you’ll have different people viewing your home, from growing families to young couples that are starting out. The best way to appeal to all these people is to use neutral tones, stick to traditional furniture and replace family photos with wall hangings.

Decorate your walls

You’ll probably put away most of your decor accessories while staging your home, in preparation for the big move. But, this doesn’t mean that you should leave your walls bare.

It’s important to hang a few items on the wall so the home looks warm and inviting when people come for viewings. That’ll give your home a more “lived in” feel while helping you to maintain the same theme throughout.

You Need To Maximize Your Space

Big or small, a home can feel spacious or cluttered based on how well you organize the items within it. One of the best ways to maximize space is to paint the walls a light and airy color that matches with an adjacent room.

This creates a seamless flow between spaces and the illusion of sprawling space. Just stay away from vibrant and bold colors and use lighter hues that’ll effortlessly reflect natural light instead.

Use Light To Your Advantage

Whenever you have afternoon viewings, open the blinds or curtains and let the sunshine in. If you don’t have a lot of natural light to work with, use different types of lighting to brighten up the space and show off all the hard work you’ve put in.

If you can opt for window treatments instead of traditional curtains. Lighten up dark corners with floor lamps and use ambient lighting for a bespoke feel.

You Need to Update Each Area of the House

While you might think that potential buyers will only view the main areas of the house, most people want to see every nook and cranny. Some buyers will literally open the closet to see how big it is, or insist on viewing each and every room in the house-even the guest bathroom!

They want to imagine themselves living in the property, so it’s important to ensure that every single room looks spotless, including storage areas and crawl spaces.

The general rule of thumb is that every single area in your home should look so presentable that you’d show it to an important guest without hesitation.

Invest in Storage for Personal Items

Be careful not to leave personal items lying around during showings. This includes things like mail, laundry baskets, pet and children’s toys, etc.

For best results, buy new storage to keep all the little knick-knacks that accumulate during daily life. This could be something as simple as placing a chest in each bedroom or you could even rent a storage pod that you can later ship to your new home once you’ve sold your current house.
